Great Question! However, each loan scenario is "unique" and as such there is NO standard answer. What I can say with 100% certainty - IS THE MORE COMPLETE APPLICATION WE HAVE (from the beginning) THE FASTER THIS PROCESS WILL TAKE. We have closed/funded loans in as short as 10 days. NOT the "normal" BUT Possible!
Again, there is NO standard answer - Loan Approvals depend on several factors, depending on the exact/specific loan scenario, but not limited to, Property type, Location, Loan size, Loan to Value seeking, Borrowers experience (or lack of) borrowers credit & or liquidity, and current market conditions.
NO - Absolutely NOT. Your Application is simply to see IF we can approve your request for financing. Once (if) approved, then you will receive a "TERM" sheet - which outlines YOUR specific loan financing terms. If/when you approve/accept these terms you will be required to provide some additional information and in most cases, you would then be required to pay for an appraisal for the subject property, to establish "Market" value of this the loan is based on.
